Five small repairs that get expensive when ignored

Many expensive property repairs begin as small maintenance issues that were easy to overlook.

1. Failed caulking around wet areas

Open joints around tubs, showers, sinks, and exterior penetrations can allow water into materials that were never designed to stay wet.

2. Slow plumbing leaks

A small drip under a sink can damage cabinets, flooring, drywall, and baseboards before anyone realizes how long it has been leaking.

3. Loose toilets

Movement at the base can eventually compromise the wax seal and allow water into the subfloor.

4. Exterior cracks and failed sealant

Small exterior openings can admit water and pests. Early sealing is usually far cheaper than repairing damaged material later.

5. Doors that suddenly stop fitting correctly

A door that begins rubbing or refusing to latch may only need adjustment, but a sudden change can also be a clue that something around the opening has moved.
